Standards and Best Practices

 

 

 

As part of our commitment to excellence, we understand the need to keep good relationships with both our tenants and the landlord whom we serve. Furthermore, as a fiduciary, we are bound to act in the landlord's best interests and will act with integrity with respect to rent collections and payment transfers.

As part of the services we offer, we can collect and tabulate rent receivables and then deposit them into your designated account. All funds received are accounted for and itemized. We can use a trusted third-party software or online website to collect and process rental payments or we can agree to use the time-tested method of paper-accounting and (electronic) delivery.

 

You will receive an itemized statement showing property operating data: rents collected, property maintenance expenses and overhead, along with net operating income. For smaller residential properties, a statement showing gross rents received will be prepared along with any credits or deductions.

Disclosures

We are knowledgeable in landlord-tenant laws and abide by the law in all that we do. We subscribe to the Fair Housing Act and we are an equal opportunity housing provider.

 

Furthermore, we are experienced in matters such as sending the right notices and in evictions. We will deliver timely notices to tenants when appropriate, including notices such as covenants to perform or quit, 3 day notice to pay rent or quit, 30 day notices, 60 day notices, or 90 day notices. Court testimony in contested cases may be provided upon additional agreement.

However, because we are not a law firm, we can not represent you in any eviction proceedings nor should you construe our opinions as legal advice.
